What is included in our standard full scope window restoration?

The following items are included in the pricing for every full window restoration, unless noted otherwise in the agreed scope of work. Optional upgrades and omissions are noted in the section below. 

  • Weatherstripping (unless fixed shut, or client requests we omit weatherstripping)

    • Kerf-mounted brush pile on sash sides (or in some cases, at interior stops) 

    • Kerf-mounted brush pile at meeting rail

    • Kerf-mounted silicone bulb (white, black, or brown) at sash top/bottom

  • De-Glazing/Paint removal/Repairs

  • Glass

    • Broken glass to be replaced with standard 3/16” thick, flat (non-wavy), annealed glass.

  • Painting

    • Sashes, jambs, parting beads, and interior stops to receive 3 coats of traditional linseed oil paint (or single coat of linseed paint followed by two coats of chosen acrylic paint). Paint will be hand brushed in traditional manner.

  • Hardware

  • Restore existing hardware for reuse. 

  • Replacement of standard hardware fasteners (ie: slotted brass screws) that are lost or damaged.

  • New sash cord, where applicable to the style of window

…What are considered “add-ons” or changes to our standard offering?

This is not a complete list of options and offerings, but includes some common examples of add-ons or changes. Because these items are not applicable to every installation, they are not included unless requested and shown on the scope of work.

  • Temporary Board up

    • Zip System sheathing labeled with “Restoration in Progress” on exterior face to discourage passersby from thinking the building is not occupied. 

  • Weatherstripping

  • Different weatherstripping

    • Spring bronze

    • Interlocking zinc or bronze

    • Cushion bronze

  • no weatherstripping at all

  • Stop-gap weatherstripping (for gap at ends of meeting rails)

  • Interior trim

  • Repair/replacement of stools, casing, or other interior trim components

  • Scraping/sanding/painting existing interior stools

  • Scraping/sanding/painting existing interior casing

  • Clean up of existing stops, or remaking custom matched interior stops

  • Upgrade from nail-on stops to adjustable stop bead system

  • Exterior trim

    • Scraping/sanding/painting existing exterior stops, casing, or aprons

    • Sill replacement

  • Glass upgrades

    • Reclaimed historic wavy glass

    • Reproduction wavy glass

    • Tempered glass

    • Pattern/privacy glass

  • Hardware

    • New or replacement locks, lifts, pulleys, or stop bead adjusters

    • New window weights

    • Metal sash chain

  • Painting/Finishing

    • Matching interior finish on natural/stained woodwork
